Hotel Marcel makes an unusually convincing case that historic preservation and forward-looking sustainability can occupy the same building — in this case, the former Armstrong Rubber Company headquarters. The 1968 Brutalist landmark designed by Marcel Breuer (one of history’s great starchitects) and listed on the State and National Registers of Historic Places underwent a serious revamp before reopening as a hotel in 2022, keeping Breuer’s monumental concrete architecture and added new purpose and contemporary eco cred.

The transformation goes far beyond adaptive reuse. Hotel Marcel is the first all-electric, solar-powered, LEED Platinum-certified, zero-emission hotel in the United States and, since 2023, the country’s first Passive House-certified hotel. More than 1,000 solar panels produce over 600,000 kWh annually, while battery storage, electric heating and cooling, an electric kitchen and laundry, and a power-over-Ethernet lighting system help dramatically reduce energy consumption. (Take that, every hotel that thinks its “green” because it banned plastic straws.)

For guests, all that high-performance engineering translates into something refreshingly low-tech: comfort. Triple-glazed windows and ultra-efficient insulation keep rooms remarkably quiet and temperatures stable, despite the hotel’s location near I-95. Interiors by Dutch East Design take their cues from the Bauhaus and midcentury modernism, while an art collection throughout the hotel showcases contemporary, local, emerging, and many women artists.

Rooms: The 165 rooms and suites pair Bauhaus-inspired design with serious insulation and smart tech. Food + Drink: BLDG carries the hotel’s sustainability mandate into the kitchen. Executive chef Megan Gill oversees a modern American menu cooked in a 100-percent electric kitchen, with ingredients sourced regionally within 250 miles and dishes made in-house. The beverage program highlights regional breweries and distilleries alongside sustainable, organic, and biodynamic wines. Food scraps are composted, and the restaurant works with farms and suppliers that avoid pesticides. A coffee and espresso bar handles the morning caffeine requirements.

On Site: A 24-hour fitness center, more than 9,000 square feet of meeting and event space, complimentary parking, 12 universal EV chargers, and 12 Tesla Superchargers.
